Consultation
We come to you. We measure, look at what is behind the walls where we can, and talk frankly about what your budget will and will not buy. If we are the wrong fit, we will say so here rather than three months in.
Every stage is clearly documented, keeping your project, pricing, and timeline transparent from start to finish.
We come to you. We measure, look at what is behind the walls where we can, and talk frankly about what your budget will and will not buy. If we are the wrong fit, we will say so here rather than three months in.
Drawings, 3D views where they help, and a materials list you actually choose from — tile, cabinetry, counters, fixtures and paint. Nothing is left as a vague "allowance" to be settled later.
A line-by-line price against that exact scope, with a start date and a finish date. You sign it before we order a thing. Changes after this point are signed change orders, priced up front.
We pull the permits, book the inspections and lock in every trade before the first day of demolition — so the schedule is real rather than aspirational.
Floors protected, dust barriers up, site swept daily. One project manager on your phone and a written update with photographs every week, whether or not the news is good.
We walk the job together and write down every deficiency you find. We fix them, then hand over the manuals, the paint codes and a two-year written workmanship warranty.
Answers to what homeowners ask us most.
It depends entirely on scope, size and finish level, and anyone quoting you a number over the phone is guessing. What we can tell you on a first call is whether your budget and your wish list are in the same neighbourhood — and if they are not, where the sensible trade-offs are. The site visit and written quote are free.
A bathroom typically runs three to five weeks, a kitchen six to ten, and a whole-home renovation three to six months. Your quote carries a specific start and finish date rather than a range, and if a permit or a backordered material moves it, you hear about it the same week.
Structural changes, basement suites, egress windows, new plumbing stacks and most electrical work do. Cosmetic work usually does not. We tell you which category you are in during the consultation, and we handle the application and inspections ourselves when permits are required.
For a single bathroom or a basement, almost always. For a kitchen you will want a temporary setup, which we will help you plan. For a full gut renovation, most people move out. We will give you an honest answer for your specific project rather than the convenient one.
You call us and we come back. Workmanship is covered for two years in writing; manufacturer warranties on materials and appliances are registered in your name and handed over at completion.
Payments are tied to completed milestones, never to the calendar, and the schedule is printed in your contract. There is a holdback at the end that you release only after the deficiency walkthrough is signed off.
Free, and genuinely no obligation — we would rather tell you honestly than sell you badly.
